Estate sale tips for metro Atlanta

An estate sale (or living estate sale) is a whole-house clear-out: furniture, kitchenware, tools, collectibles and more, usually over two or three days. Shoppers across metro Atlanta plan routes from online listings the night before. Here's a practical checklist whether you're hiring a company or running it yourself.
Decide: company or DIY
- Professional estate sale companies handle staging, pricing, staffing, payment and leftover removal for a commission (often a share of sales). Useful when the house is full, time is short, or heirs live out of town.
- DIY / family-run keeps more of the proceeds but takes real work: sorting, pricing, cashiers, security and cleanup. If you DIY, treat it like a multi-day garage sale with better photos and clearer categories.
- Either way, confirm who owns what, set reserve prices on high-value items, and decide what happens to unsold goods (donation, trash haul, or a second weekend).
Before the sale
- Pick dates and hours. Friday–Sunday with morning opens (often 9 or 10 a.m.) is common in metro Atlanta. Publish exact start and end times and stick to them.
- Sort and stage. Group by room or category (tools, kitchen, kids, furniture). Clean surfaces and leave walking paths. Tag prices clearly; shoppers move fast.
- Safety and access. Lock off private rooms, hide valuables you are not selling, and plan parking so neighbors' driveways stay clear.
- Payments. Decide on cash, cards or apps before opening day. Have small bills and a simple receipt plan for larger pieces.
Advertising
- List early with lots of photos. Estate shoppers scan listings the evening before. Show the best furniture, tools, jewelry (if selling), brand names and room overviews—not just one doorway shot.
- Be specific in the title and description. "Mid-century dining set, power tools, Lladró, tools, and kitchen" beats "huge estate sale." Include the city or neighborhood, dates, hours and whether early birds are allowed.
- Signs: large, readable from a car, with an arrow and the address. Put them only where local rules allow. In Cobb County, for example, code enforcement says temporary yard-sale-style signs must be on private property with the owner's permission—not in medians, trees, utility poles or traffic signs—and the county removes thousands of illegally placed signs each year. Take yours down when the sale ends.
Sale days
- Open on time. Have at least two people: one at the door or payment table, one on the floor.
- Expect haggling on the last day; many companies and DIY sellers mark remaining items down on Sunday afternoon.
- Watch high-theft items (jewelry, small electronics). Keep a simple inventory of anything expensive.
- Plan leftovers: donation pickup, a trash haul, or a follow-up "everything must go" hour.
